165 W Superior, also called Exhibit on Superior, is geared towards the artsy and creative. Featuring a clubhouse they call “Howie,” their website boasts, “You’ll find charging stations, work spaces and blazing fast Wi-Fi access.” The building also features a gym that includes your pick of cardio equipment, electronic boxing simulator, and sauna. Exhibit features other attributes common to the River North neighborhood including a 24 hour doorman, private balconies, and in unit washer and dryer. The building is pet friendly (although some restrictions apply) and offers pet owners a gated outdoor dog park, plus a dog spa and lounge!
If you consider yourself in between a home body and a party animal, 640 N Wells may be the perfect place for you. The building features amenities such as a club house, a billiard room, rooftop pool, virtual simulation golf room, culinary room, and more, so staying in affords plenty of options! If you venture outdoors it’s near to many of River North’s top entertainment destinations like Sound Bar, plus fine dining like RPM Steak. The structure has studios all the way up to large suites so regardless of your current life-stage, there’s a place for you.
311 W Illinois, aka 3eleven, is currently under development. Once finished the building will feature 245 apartments, plus 3,000 square feet of retail space. The building will offer a rooftop lounge, hangout space with fire pits and hammocks, multiple dining areas, a fitness room, and a swimming pool. As the building fills out, residents will have the ability to utilize the retail businesses without having to put on their winter coat in the chillier Chicago months.
While this structure isn’t quite complete, it’s projected to be completed this fall. The building will feature 444 rental units, and the building will also be home to multiple commercial spaces. If you work in the 640 North LaSalle office building your commute will be a breeze: there are plans to include a walkway bridge connecting the two! No Chicago traffic sounds like heaven on earth.
This building is currently under construction and not expected to be complete until December 2017. While some of the details of the building are still uncertain, the location is a block away from the Merchandise Mart which includes a food court, gym, and is where thousands of business men and women go to work everyday. The building itself will also offer business space available for rent to smaller companies, offering 5,000 square feet, plus Brown Bag Seafood has leased footage in the retail space with plans to develop a restaurant. Some other amenities of the building will include a fitness center, rooftop lounge, storage for bikes, and a space for dogs to run around!
The structure at 676 LaSalle was once home to Blue Frog Bar & Grill and is now being flipped into 114 new residential units plus six townhouses. According to the Chicago Architecture website this building’s construction is nearing an end. While what amenities are available is currently unclear, the location has easy access to the expressway, making a commute to multiple sections of the city or the suburbs a bit easier.
This new structure features spa-like finishings and sparkling views of the city’s skyscape. Residents will also have their own balconies and in-unit washer and dryer. The residential building, known as The Hudson, will offer amenities such as a rooftop pool, outdoor fire pits, a lounge for game nights, business center, and fitness room with towel service and sauna. The Hudson has a range of layouts, from a one bedroom to a three bedroom penthouse. Currently, the building is accepting applications for potential residents. With the mix of a great location and beautiful interior, it’s sure to fill up quickly!

1201 N LaSalle, also called The Sinclair, is projected to open in the summer of 2017. The Gold Coast neighborhood is considered one of the most desirable areas in all of Chicago due to its close vicinity to the beach, fine dining, downtown, parks, and great luxury shopping. The building is 35 stories tall and contains 390 units. It also boasts the largest private outdoor space in the area, including a dog run, pool, private seating, grilling area, fire pit, and spa. Each unit also offers large windows, in-unit washer and dryer, and stainless steel appliances. Residents of The Sinclair will get to call Jewel Osco their neighbor, making those last minute ingredient runs not nearly as painful. Projected to open its doors in the fall of 2017, 8 East Huron is a mixed living space with 102 apartments and almost 3,000 square feet of retail space. Future residents can expect to indulge in similar amenities to many of the other new buildings going up in the Gold Coast, such as a pool, yoga area and fitness center, and resident lounge. 8 East Huron is across the street from Whole Foods so those who call it home will have easy access to fresh food.
Standing at 39 stories tall, Optima Signature, aka 220 E Illinois, hasn’t been the center of attention with all the direction being focused on River North developments. The building features 490 units and is surrounded by convenient shopping like Target and Treasure Island, plus unique amenities including a children’s playground, outdoor track, two pools, and a full-sized basketball court. While Optima Signature hasn’t received the attention it deserves, we’re sure it will make a happy home to many of its new tenants.
While the new residential building isn’t as large as some of the developments in River North and the Gold Coast, this property will still offer classy amenities including private terraces, in-unit washer and dryer, and modern kitchen. Units will vary in size from 601 to 1,400 square feet. Residents can look forward to a wading pool on the rooftop, fire pit with seating, and an outdoor kitchen. Within the building’s walls, 1325 N Wells will have a fitness center, community room, valet dry cleaning, storage space for your bicycle, and parking that’s heated!
This five story building will offer space for 69 units with square feet ranging from 600 to 1,300. The ground floor will function as retail space, while the rooftop will be an amenity space for residents. The location is perfect for any up-and-coming improvisers and comedians, located right next to Second City, Zanies, and about a mile away from iO (formerly Improv Olympics). While units are not yet available, the space is projected to open in the fall of 2017.
